The door sticks, drags or needs a shove to close

This is the most common door complaint we get, and in Georgia it has a very common cause. Our humidity swells wood, and houses settle over time, so a door that fit perfectly ten years ago now catches on the frame or scrapes the floor. Usually the hinges have loosened and the door has dropped, or the screws in the top hinge have pulled out of the framing. Realigning the hinges, using longer screws that reach the stud, or planing a high spot fixes it in one visit.

The door will not latch or stay closed

You push it shut and it bounces back open, or you have to lift the handle to make it catch. That means the latch and the strike plate are no longer lined up. The frame has moved, or the door has sagged, so the latch is hitting metal instead of sliding into the hole. Adjusting or repositioning the strike plate solves it.

The door swings open or closed by itself

An annoying one, especially in bedrooms and bathrooms. It means the door is not hanging plumb, so gravity is pulling it one way. A hinge adjustment usually settles it for good.

The lock or deadbolt is hard to turn, or will not lock at all

If you have to pull the door toward you or push with your shoulder to get the deadbolt to throw, the bolt is not lining up with the hole in the jamb. This is a security problem, not just an irritation, because most people eventually stop bothering to lock it. We realign the bolt and strike, or replace worn hardware so it locks cleanly every time.

You can feel a draft or see daylight around the closed door

Weather stripping hardens, cracks and stops sealing after a few years. So does the sweep along the bottom of the door. If you can see light along an edge, air and water are getting through the same gap, and your heating and cooling is working against it every day. Replacing the seals is one of the cheapest energy fixes in the whole house.

Squeaking, grinding or loose hinges

Squeaks are worn or dry hinges. Loose hinges are stripped screw holes, which get worse each time the door is used until the door starts to sag. Both are fast fixes when they are caught early, and both cause bigger problems when they are not.

The doorknob is loose, spinning or has come off

Handles, latches, closers and deadbolts wear out. We replace and refit hardware so it feels solid again, and we make sure the new hardware actually suits the door rather than just filling the hole.

The bottom of the door is soft, swollen or rotted

Exterior doors take rain at the bottom, and if the threshold or sweep is not sealing, the water sits there. If the damage is limited to the bottom rail or the threshold, we can repair it. If the rot has moved into the jamb and the subfloor, we will tell you honestly.

Damaged frame or jamb after a forced entry

A break-in usually splits the jamb where the strike plate is, not the lock itself. We repair or replace the damaged section and reinforce it properly with long screws into the framing, so the door is stronger afterwards than it was before.

The threshold is loose, worn or letting water in

Adjustable thresholds settle over time and the seal breaks. Resetting or replacing it stops the draft and, more importantly, stops water reaching the floor underneath.
